This paper gives the model of the value chain of commercial real estate. On the background of the development of Chinese commercial real estate, we analyze the three main operation patterns: entire-sale, entire-lease and sale-leaseback. Conditioned on analysis of the importance and shortage of different patterns, the conclusions and policy applications are put forward. © 2011 Springer-Verlag Berlin Heidelberg.
