Abstract

The work presented herein offers various proposals for the regulation of peer-to-peer accommodation, considering the required Covid-19 social distancing as an opportunity. For this, solutions existing in law are used by comparing European and US law, togeth-er with practical applications of the new technologies. In this sense, there will be an examination of deregulation in Spain and the new proposals which have arisen in An-dalusia and Catalonia, along with a self-regulation through the reputation systems of the P2P platforms. Finally, various emerging technologies in peer-to-peer accommodation will be applied, such as blockchain technology, Tokenization and Proptech, and partic-ularly the Internet of Things.
