Abstract

The chapter analyses the developments on the retail and office real estate market in the Warsaw metropolitan area in the context of urban renewal. In addition, the chapter provides an overview of the general context for urban renewal activities in the real estate market and allows better understanding of various determinants which affect markets in transition. Three specific issues are discussed. First, a description of general economic conditions and development trends in Poland, including a profitability analysis for commercial real estate investments in Warsaw. Second information is provided on the real estate development process in Poland—i.e. on various types of actors active on the commercial real estate market in Warsaw, planning regulations and financial determinants of development activities. Third a description of conditions for urban renewal activities in Warsaw as well as other Polish cities is presented.
