Abstract

What are the effects of the pandemic on the real estate market? How do we interpret the changes, in terms of spaces and services, to respond to new demands? The paper seeks to answer these questions in the Italian context: (i) by reviewing, through indirect sources on real estate market, the trends of the current demand in the residential sector in the light of Covid-19; (ii) by analyzing case studies, to show the added value of architectural solutions related to accessory spaces. A reflection is directed to the assessment of the potential for value creation through the project of those spaces, as the relationship between the demand analysis, the possibilities in terms of adaptive reuse of residential spaces and the transformation value.
