It is important to consider the adaptations that globalization induces in terms of economic, political, social and cultural factors, since companies are required to have a strategic position that allows significant increases in terms of productivity and competitiveness. In this sense, the objective of the research was to analyze strategic planning in small and medium-sized companies in the construction and real estate sector in the department of Atlántico-Colombia, based on the stages of formulation and evaluation of strategies used for their competitiveness. For this, the study was characterized from the quantitative approach, as an investigation of descriptive scope, with a non-experimental, cross-sectional, field design, using a questionnaire with a frequency scale for data collection, applied to a population of 81 companies, where managers were the reporting units. Among the findings, strategies are formulated and evaluated in companies in the sector, that there are strengths in the mission, vision, opportunities and attention to threats, with an opportunity to improve the focus on weaknesses and contingency plans. It is concluded that the companies studied are orienting themselves in the phases of formulation and evaluation of strategies as a generating source of their competitiveness
