Abstract
Apartment Mahakarya Tangerang Serpong located in Jl. Raya Rawa Buntu , RW. Buntu district of Serpong, City of South Tanggerang. This apartment is in that location is the strategies are, that’s very present in the development process is not considered technical and financial analysis. Technical feasibility will be reviewed from the parameters of KDB (building base coefficient), KLB (soil coefficient), KDH (green basic coefficient). Financial eligibility will be reviewed from the parameters of NPV (Net Present Value), BCR (Benefit Cost Ratio), IRR (Internal Rate of Return), and PBP (Pay Back Period). The sensitivity analysis is in review of construction and sales cost increases. Technical feasibility result in a KDB value of 75%, rate KLB result of 16.1491 and for the value OF KDH at 15%, it can be concluded for technical analysis is “qualified” category, for financial feasibility of generating NPV as ;; BCR of 1.031319; IRR by 7%; The PBP for 17 years and 8 months, and the increase or decrease in the income of the project is sensitive to eligibility, so it can be concluded that the project deserves.
