This study aims to look at the factors that are considered by consumers in deciding to apply mortgage facilities at commercial banks. Factors that consumers consider before applying a mortgage are looking at the variables of the Residential Property Price Index (IHPR), Loan Interest Rates and GDP which are a reflection of consumer income. The analysis used in this study is multiple regression analysis with the HAC method by using time series data (sequence time time) quarterly 2011-2020. The result of this research is that IHPR and loan interest rates negatively and significantly affect consumers in deciding to apply mortgage facilities at commercial banks. This is in accordance with the law of demand theory and if interest rates on loans increase, the burden (debt) borne by consumers will also increase. The GDP variable has a positive but not significant effect on consumer considerations in applying mortgages. This is because the higher a person's income, the demand for goods will increase, including property (houses). However, the increase in credit demand did not all use credit facilities at commercial banks, but used credit facilities with sharia schemes.
