KAJIAN INVESTASI PEMBANGUNAN PERUMAHAN (Studi Kasus: Perumahan Citra Dawuan Regency, Karawang)

Abstract

Karawang regency is one area that is currently being developed in the world of property development of housing, due of Karawang as industrial area triggers urbanization resulting in increased demand for housing. Some developers are trying to seize this opportunity by establishing a complete housing with infrastructure that will meet all consumer needs. Citra Dawuan Regency Housing will be built on a land area of ± 7,575 m2, located in Dawuan Timur Village, Cikampek District, Karawang. The developer plans to build 70 units of 30/60 type houses. The purpose of this study is to analyze the required investment value in Citra Dawuan Regency housing. The approach used in this study is the Internal Rate of Return (IRR) and Net Present Value (NVP). Based on the results of this study, the investment value is IDR 11,240,539,811 which can be said to be feasible with an NPV value of IDR 537,138. 379.35> 0 and for an IRR of 56.14%> MARR 12%.
