BIM-enabled prefabricated modular construction: Feasibility and structural insights

Abstract

This study investigates the feasibility and efficiency of integrating prefabricated construction elements with Building Information Modeling (BIM) in modular construction practices. Using Autodesk Revit, Tekla Structures, and Navisworks, the research simulates the digital modeling, structural assembly, and 4D sequencing of steel frames, precast concrete panels, and joint systems. Findings reveal that BIM significantly enhances dimensional accuracy, reduces on-site construction time by up to 50%, and ensures preemptive resolution of design clashes. All major components modeled in the BIM environment remained within Indian Standard (IS) tolerance limits, and bolted and grouted joints showed reliable alignment in simulations. Additionally, the implementation of 4D BIM enabled dynamic scheduling and workflow optimization, proving superior to conventional methods.
