Metropolización, dinámica inmobiliaria y segregación socioterritorial. El caso de Mérida, Yucatán

Abstract

I The objective of this study is to analyze the main metropolitan transformations in the city of Mérida, Yucatán, which represents an emerging medium-sized metropolis. Methodologically, satellite images, population and economic censuses, and data on real estate developments collected in the city itself are used. Three main processes are analyzed: dispersed urban expansion that shows a marked territorial fragmentation through the emergence of urban patches distant from each other; the real estate promotion of residential developments with a predominant role in the configuration of the city through gated communities, the price of land, and greater capital gains in certain urban sectors; and the socio-territorial segregation that has deepened between the northern and southern sectors, due to the lack of regulation and the flexibility of land use planning instruments.
