Densificación en altura y mercado inmobiliario en la ciudad de Lima (Perú) 2007-2017

Abstract

The article reviews the process of residential densification in the city of Lima between 2007 and 2017. It proceeds to classify the city of Lima in 6 areas: Lima Top, Lima central middle class, Lima Popular Worker, Lima North, Lima South and Lima East. The methodology defines the typology and reviews some population and housing indicators provided by the 2007 and 2017 population and housing censuses. Among his conclusions he confirms that the densification of housing is proven in the city of Lima, especially in its central area, reversing the trend towards depopulation observed towards the end of the 20th century. Densification in height is higher in Lima Top and Lima central middle class, and much lower in the rest of the city. This situation is due to the profitability of private real estate investment and the role of the State supporting it through flexibility in rules and subsidies.El artículo revisa el proceso de densificación residencial en la ciudad de Lima entre 2007 y 2017. Procede a clasificar la ciudad de Lima en 6 áreas: Lima Top, Lima central clase media, Lima Obrero Popular, Lima Norte, Lima Sur y Lima Este. La metodología define la tipología y revisa algunos indicadores de población y vivienda proporcionados por los censos de población y vivienda de 2007 y 2017. Entre sus conclusiones constata que la densificación habitacional está comprobada en la ciudad de Lima, especialmente en su área central, revirtiendo la tendencia al despoblamiento observada hacia finales del siglo XX. La densificación en altura es mayor en Lima Top y Lima central clase media, y mucho menor en el resto de la ciudad. Esta situación obedece a la rentabilidad de la inversión privada inmobiliaria y al papel del Estado apoyándola a través de flexibilidad en las normas y subsidios.
