Abstract

For over 100 years, Chapala Lake has received tourists and visitors from the Metropolitan Area of Guadalajara. Due to its weather, culture and development amenities, many have acquired a second residence here or are contemplating the place as an option for retirement. These choices, that are recently on the up, create two significant processes: First, residential migration and second, the evolution of what is known as residential tourism, motivated primarily by reservation platforms such as Airbnb. The New institutional Theory allows us to reflect on the institutions that make these processes possible, as well as property rights (tangible and intangible) and the transaction costs that come from these practices, mainly related to accommodation production under the guise of tourism.
