The Study on Housing Characteristics Preferred by Babyboomer After Retirement - Focusing on Apartment's Residents of Gangnam Region in Seoul -

Abstract

The advent of an aging society has raised the necessity for housing development to meet the growing demands of baby boomers expected to act as the main consumers in the future housing market. This study aims to identify the characteristics of apartment houses favored by baby boomers in their post-retirement plans. Based on a literature review and survey, the study is targeted at a certain baby boom generation residing in mid-sized and large-sized apartments with a floor space of more than 30 pyeong in Gangnam, Seoul. The study reveals that baby boomers favor an active post-retirement life where they can enjoy proper leisure without considerable change in daily routines, and for that reason they choose an apartment house well equipped with neighboring, convenient facilities for their post-retirement. Their housing size shows a downward tendency in response to changes in economic conditions and number of family members living together. Health-related factors such as a comfortable natural environment and greenery also play a key role in their residence selection. Their regional preference is divided into the downtown and suburbs, and thus it will be necessary to satisfy the needs of these two consumer groups in the future housing market. This study lays the foundation for offering basic materials for the development and marketing of apartment houses. I. 서 론 1. 연구배경 및 필요성 최근 한국은 빠른 속도로 고령화되고 있으며, 특히 베 이비붐 세대의 은퇴는 이에 가속도를 더할 것으로 예측 되고 있다. 베이비붐 세대는 6.25전쟁 이후 산아제한이 있 기 전까지 1955년에서 1963년 사이에 태어난 세대로서 우리나라 총인구의 15.2%로 714만명에 이르는 거대한 집 단이다. 이러한 베이비붐 세대의 은퇴가 2010년부터 본격 적으로 시작되어 시급한 대응전략이 필요한 시점이다 이들은 이전 세대에 비해 교육수준이 높고, 외환위기 이 전까지 경제성장의 중추적 역할을 해왔으며, 1980년대 말 에는 주택수요를 급증시켜 주택 200만호 건설과 아파트 건설 붐을 촉발시켰다. 2000년 이후로 지속적인 주거소비 를 확대해 나가고 있는 이 세대는 61%가 자가 주택을 소 유하고 있으며, 그 중 48%는 아파트에 거주하고 있는 상 황이다. 1) 이러한 베이비붐 세대의 은퇴는 사회 경제적 측 면뿐만 아니라 특히, 주택시장에 상당한 영향을 미칠 것 으로 분석되고 있다. 이들의 가계 자산의 75% 이상이 부 동산 등 실물자산이며 금융자산은 20%정도에 머무르는 것으로 나타나 베이비붐 세대는 은퇴 후 소득이 감소하 면 상당수가 거주주택을 처분할 것으로 예측되고 있고, 제2의 노후 주거준비로 인한 주거이동이 일어날 것으로 전망되고 있다. 이러한 배경에서 베이비붐 세대의 은퇴 후 주거이동과 주거선호에 관한 연구의 필요성이 제기되 며, 특히 베이비붐 세대가 가장 선호하는 주거형태이자 이들의 대부분이 살아온 주택의 유형 2) 으로 나타난 공동 주택에 대해 선호하는 주거환경특성을 파악하는 것은 향 후 이들의 라이프스타일과 선호를 만족시키는 공동주택상 품을 개발하는데 있어 필수적이라 할 수 있다.
