Abstract

One of the growing terms that are gaining attention in the building construction field is the life cycle costing, especially when it comes to green and sustainable constructions; however, its applications in the construction field are still not widely understood specially in Egypt, it is limited and facing practical limitations in the construction market due to the lack of the awareness of its applications and its complexity. The main objective of the study is to create a computerized tool based on a systematic methodology that can help the construction project's managers analyze the life cycle costs of their projects. The study created a systematic thirty years study period life cycle cost analysis methodology based on the different types of costs and the different factors affecting the life cycle cost calculations; the proposed methodology was converted to a computerized VBA tool and examined by applying it to a case study project.
